In this episode of our Deal Review Series, Michael Episcope of Origin Investments present their Select Asset Fund to our LP panel: Chris Lopez and Christy Burakovsky.

The LP Panel asks questions like:

  • How does the 500K fund investment and co invest split work in practice, and can members pool to meet minimums?
  • Are the projects fully entitled and shovel ready at the time capital is committed?
  • What are the loan terms and leverage targets, who signs the loan documents, and is there any cross collateralization?
  • How will you select the remaining deals for the fund, what margin targets must they meet, and what happens if you cannot find five?
  • How did the 2021 fund perform, and did it require any capital calls or rescue pref equity or mezz debt?

About the Deal

Built for growth-oriented investors, the Select Asset Fund targets ground-up multifamily developments in fast-growing Sun Belt and Mountain markets where future supply is constrained. Fund highlights include co-Invest access (no fees, no carry), a short duration with quick capital deployment and an optional income period. As a closed-end fund with a $100M cap, capacity is limited, and investors interested in participating are encouraged to evaluate the fund while commitments remain available.
