DLP Capital | DLP Lending Fund

Nick Stonestreet and Drew Weinstein from DLP Capital present the DLP Lending Fund to our LP panel: Jim Pfeifer, Paul Shannon and Chris Lopez. The LP panel asks questions like:

  • Is DLP lending to itself?
  • How are you getting high-end assets and keeping rents low enough that it’s affordable?
  • What’s the average time for redemption?
  • What type of safeguards do use in underwriting for property insurance?
  • Are there any projects you lend on where you make up the entire capital stack?
  • What is the biggest risk for investors in the fund?

About the Deal

The DLP Lending Fund is a real estate-backed fund focused on originating first position loans to professional real estate operators. Through the lending strategy, we are providing capital to operators and builders to create, improve, and preserve affordable workforce housing while actively helping our sponsors scale their businesses and make an impact. This Fund endeavors to produce attractive risk-adjusted returns by making short-term bridge loans, generally three to 36 months. These loans are typically senior, secured, first position non-owner occupied single-family and multifamily mortgages
